The height variance was granted by Planning Board last night for the new Fitzroy office building. The final design is seven stories, but the seventh floor is to be stepped back fifteen feet across the entire front, making the street side facade only six stories. And the previous concession of a twelve foot setback from the property to the immediate west is still part of the deal. This is supposed to be a high(er) quality building compared to some of the other office cubes that have sprung up around the city in recent years. Looking forward to seeing that particular empty space, that I pass several times per day, being filled up.

When does the developer hope to break ground on this new project?
Not entirely sure, but it will almost certainly be within the next six weeks or so. That’s just my guess. They don’t intend to waste any time. They have tenants waiting to move in.
Do they expect to have any announcements on this project in the near future? This is exactly the type of activity Charlottetown needs in the coming years. Hats off to the city and the developer on reaching consensus!
I’m not sure, I can’t speak on behalf of the developer. I’m sure there will be some type of announcement or media coverage, but that’s up to the developer.

Good to hear that the city stayed its ground and helped work with the developer and the local tenants to see a workable compromise. This is good news for Downtown Charlottetown.
There’s one very important thing I’ve failed to mention here. Council still needs to approve this variance. Planning Board’s approval is only a recommendation to council. At this time I have no reason to believe council will not approve it, but we’ll have to wait until Monday night, April 14, to find out for sure. My “green light” title referred to Planning Board giving approval. The developer has a few steps yet before a building permit is issued.
This resolution was pulled from tonight’s council meeting for reasons unknown to me, but I expect it will not be put on hold until the next monthly meeting.

The following resolution was passed last night–
RESOLVED:
That the City of Charlottetown enter into a joint agreement with Dyne Holdings, Fitzroy Development Inc, and Charlottetown Area Development Corporation with respect to the development of the new hotel at the Confederation Court Mall and the office tower at 96 – 100 Fitzroy Street.
This is a standard development agreement, but I don’t believe any construction will begin until the CADC identifies a location for the new parking garage. No garage, no development.
So will these developments come to fruition this summer? Is it a priority for the city to identify the location of the parking garage?
@me: I do not know when the developer plans to begin construction. The city has already agreed in principle and signed an agreement with the developer stating our intention to build or expand a parking garage. The possibility of adding floors to the Pownal parkade is being explored. Engineers are investigating. We should know soon if the structure will support an addition.
I realize that this is not your district but what can you tell me aboutb the Cow’s building at the north river causway. I understand that the City will be putting in services to the site. any time frame on construction start?
Sorry Barry… I don’t know any time frame for construction of this project. The Upton Farms Preservation Network had a meeting very recently with the City’s manager of the Water & Sewer Utility about the extension of services to this site. They had some questions about the project. At this point, they may be more well informed about it then me.
Is there any news on thsese developments?
It’s all in the developers hands now. I know they have a pretty serious issue to resolve with an adjacent property owner regarding an infringement, and it doesn’t sound like it will be settled any time soon. The office tower and the hotel were packaged together into one development agreement with the city. The City is ready to sign, but the developer is not.
